As Common Ground Condo Care LLC takes over day-to-day management, we’re focused on keeping things simple and transparent. We work with a small number of communities so we can be responsive and available—including monthly visits to check on the property and common areas.
Your Information Resources
We’ve set up two separate resources to keep you informed and supported:
- ManageCasa Portal — Your account management hub for online payments, invoices, documents, and direct messaging with our office
- Knowledge Base (https://fremontheights.commongroundcondocare.com/) — Your reference guide for community guidelines, policies, maintenance information, FAQs, and association documentation
Both work together to serve the community.
Community Guidelines & Helpful Reminders
To keep our shared spaces safe, orderly, and accessible for everyone, here is a gentle overview of key community guidelines and standard operations:
- Account Portals & Ledger Accuracy: ManageCasa is your remote portal for online payments, documents, account access, and messaging with our office. If you ever have a question about a balance or payment on your account, please reach out to us through ManageCasa. We are always glad to review records together to ensure complete accuracy.
- Maintenance & Modifications: Standard architectural or unit modification requests (ARC) will be streamlined through the portal. For general maintenance questions or common-area repairs, our team is here to assist.
- Common Area Care & Hazards: Please report any urgent common-area issues (such as active leaks or safety hazards) to our office at (503) 360-0025. Keeping shared property in great shape is a team effort. Please note that while we do not operate a 24/7 service, we will check messages promptly and get right back to you.
- Parking, Trash & Noise: To keep our shared driveway clear and accessible, vehicles may only be parked in a private garage or an assigned Limited Common Element (LCE) parking pad—parking anywhere else on the property is not permitted. Additionally, timely trash bin storage and adherence to quiet hours help keep Fremont Heights a peaceful, orderly place for all residents.
